Dunbar Plumbing was called out today to a customer we've done work for in the past on Sherwood Drive in Independence Kentucky. The call was regarding two outside faucets that were leaking over the winter, and one in the back of the structure was leaking onto the concrete driveway. Read more...

The outside faucets were ordinary angled sillcocks with stop valves inside the structure to turn the water off during the winter/freezing months. First, we turned the water off at the main supply. Then we removed the the internals of the valve exposing the faucet's seat washer.

Given that the faucet was installed at the same time the house was back in 1979, the black rubber washer became very hard over the years from intermittent use. Black rubber washers used on today's faucets are of a softer material and that is why we use only vinyl composition seat washers.

These washers are of a pastel color, far sturdier than black neoprene and have the ability to wear like iron over time in longevity.  :sign0151:

We installed new replacement seat washers on both the back and front outside faucets, used plumber's grease of a non-petroleum base and tightened the packing nuts on both the stems of the outside faucets as well as the inside isolation valves.

Customer was pleased of the simple repair and off we went into the sunset.  :98:
