A new customer of Dunbar Plumbing contacted us to resolve a leaking pressure reducing valve as it entered the building wall of the home inside a closet. We explained firsthand to the customer that if we replace the pressure reducing valve, there must be a device installed on the water heater to alleviate thermal expansion for the piping system of the home.

When a pressure reducing valve is installed on the piping system, it creates a closed system whereby water cannot travel back out to the main water supply. With a water heater involved in the piping system, the heating of water creates thermal expansion. If there is no "escape" for this thermal expansion, it in turn creates higher water pressure, even higher than the pressure setting on the pressure reducing valve.

This pressure is only relieved when a faucet is turned on, toilet flushed, or any other method of using the potable water supply inside the home.

The thermal expansion tank design will deflect thermal expansion (pressure) as little as a 1/8th pound of pressure, instantly and without the escaping of water (waste) from the potable water supply.

This design of the thermal expansion tank is good for many applications, but keep in mind since the diaphragm inside the tank is constantly moving, the tank itself will become defective over time.

The average life of these thermal expansion tanks can range from 5 to 9 years in most cases. The tank will either become defective through a leaking diaphragm or the metal tank itself will get a hole in it.

It is common for property owners not to realize when this tank fails. At Dunbar Plumbing we search for these issues in a home because we know it exists, and that is clearly the case when you see so many of these tanks that go years without replacement.
